Strong Opposition from Residents to Deshmukh Construction Project

Demand to Deny Permission for Survey No. 95/22 Project; Dispute Over Ownership and Road Width Emerges

Sangolda : Residents of Mai De Deus Waddo in Sangolda (Bardez Taluka) have submitted a written complaint to the Sangolda Village Panchayat, demanding that no occupancy certificate or any other permission be granted to the ongoing construction project of Deshmukh Construction in Survey No. 95/22.

This complaint was submitted on 12 March 2025 to the Village Panchayat Sarpanch, Mrs. Neeta Dharma Kandolkar. It was signed by Mr. Ramakant Gawas, Mr. Chandrakant Kerkar, Mr. Fakirappa Patil, Mr. Yashwant Aroskar, and Mr. Arun R. Rane.

The residents have alleged that the developer, Mr. Vijay Deshmukh, obtained permissions from various authorities using false declarations and forged affidavits.

According to them, they had purchased a 104 sq. meter plot of land via a registered sale deed dated 28 November 2006. However, the developer concealed their ownership rights while seeking approval for the project.

Earlier, on 19 February 2025, an objection letter was also submitted to the Panchayat. Following this, the Panchayat officials conducted a site inspection. During the inspection, the residents presented the following key documents as evidence:

Development and exchange agreement (17/11/2015)

Affidavit by Camilo Fonseca (05/01/2018)

Petitions filed in the High Court: Nos. 318/2024, 319/2024, 321/2024

The residents have clearly stated that no official permissions should be granted to Deshmukh Construction until the pending legal matters are resolved. Otherwise, it would infringe on the rights of the legal owners and create complications for future buyers, Mr. Patil stated.

They also raised the issue of road narrowing. As per the court-approved map, the road adjacent to the project site and leading from Sangolda main road should be 6 meters wide. However, the service road leading to the residents’ homes has now been reduced to 4.5 meters allegedly due to collusion between the Panchayat and the builder, causing inconvenience to the local residents.

No official response has yet been received from Sarpanch Mrs. Kandolkar regarding this complaint. The matter is currently under consideration by the Panchayat and concerned authorities.
